PRE-LISTING CONSULTATION
Our Pre-Listing Consultations will help you to prioritize the most important, highest ROI tasks you can complete based on your budget and timeline. This one-hour walkthrough consultation will provide you with expert advice throughout your house, inside & out!
Pre-Listing Consultation Investment: $275
PRE-LISTING CONSULTATION + DESIGN RECOMMENDATIONS
Our Pre-Listing Consultation + Design Recommendations includes a Room-By-Room Checklist of everything we discussed during the walkthrough, as well as paint color recommendations and sourcing materials such as lighting, faucets, backsplash tile, flooring, countertops, etc. Whether it’s just a couple of light fixtures or a kitchen refresh, we’re happy to help!
Pricing varies based on the square footage and extent of design services needed. Average Investment: $395 - $795
VACANT STAGING
Vacant homes often feel smaller, colder, and harder for buyers to visualize themselves living in the space.
Our Vacant Staging service transforms empty spaces into inviting environments that help buyers emotionally connect with the home.
This full-service option includes an on-site walkthrough, a custom staging design plan tailored to the property, professional installation of furnishings and accessories, a 60-day furniture rental, and staging removal once the home sells.
Every staging plan is carefully curated to complement the home’s architecture, style, and target buyer.
We offer partial and full staging options. Pricing varies based on square footage, price point, design style, and installation logistics.
Average Investment: $2,000 - $3,800
OCCUPIED STAGING CONSULTATION + STAGING DESIGN PLAN
Still living in your home but planning to stage it yourself? This consultation provides expert guidance on how to maximize your existing furnishings and decor.
During this 60–90 minute consultation we provide recommendations for furniture placement, editing and decluttering, focal points, lighting, artwork, and accessory styling.
You’ll receive a Room-by-Room Staging Design Plan so you can confidently prepare each space before photography and showings.
Optional shoppable links may also be included for recommended accessories or finishing touches.
A follow-up Zoom or FaceTime call is included before photos to ensure everything is ready for the listing launch.
Pricing starts at $495 for homes up to 2,500 sq ft.
Pricing for larger homes varies based on square footage.
Virtual consultations are also available for out-of-state clients.
OCCUPIED STAGING CONSULTATION + SUPPLEMENTAL STAGING RENTAL
This option takes our occupied staging consultation one step further.
After evaluating your home and developing a customized staging design plan, we enhance your existing furnishings with carefully selected pieces from our curated staging inventory.
Supplemental furnishings and accessories may include artwork, accent chairs, rugs, lighting, bedding, and decor designed to elevate key rooms and strengthen the overall presentation of the home.
This package includes the consultation, a customized staging design plan, and professional installation of supplemental staging with a 60-day rental period.
Pricing starts at $495 plus the cost of supplemental staging rental.
Average Investment: $895 – $1,595 for homes up to 2,500 sq ft.

STAGING PROCESS
STEP 1: INITIAL CALL
During the initial call we’ll ask you a few questions about the property including its size, your timeline and whether it will be a vacant or occupied staging. We’ll set up a time to meet with you for the consultation, or if you prefer we can complete the walkthrough on our own and call you afterwards if there’s a lockbox at the property.
STEP 2: CONSULTATION
During the consultation, we’ll discuss your target market, timeline and budget constraints, and any specific design preferences or goals you have in mind to ensure our staging proposal & quote is customized to meet your individualized needs and objectives. You will receive our staging quote via email within 24 hours. We will follow up with you the following day to answer any questions you might have regarding the staging quote.
Once you’ve decided that you’d like to proceed with your staging, we will email a contract to you for your review & signature within 24 hours. The first payment for half the cost of the staging will be due at that time in order to secure your staging installation date. The final payment will be due one day before the staging installation. For stagings booked within 5 days of the installation, full payment will be due at booking.
STEP 3: DESIGN PLAN
Once we receive your signed contract and first payment, we will gather insights to ensure the development of a curated staging design plan that aligns the aesthetic and functional requirements of your project in order to maximize the potential of your space. Our team will reach out to you one to two days prior to the installation to confirm that all work has been completed at the property and that the property is clean and ready to be staged.
STEP 4: STAGING INSTALLATION
On staging day, our experienced team installs furniture, decor, and accessories based upon the design plan to highlight your property’s best features while maximizing space and flow. With efficiency and precision, we transform your space to captivate potential buyers within 24 to hours, depending on the size of the staging, location and access to the property. We will update you on our progress through the installation to ensure a seamless and stress-free experience for you.
STEP 5: STAGING REMOVAL
Once your property is under contract, our team coordinates with you or your realtor to schedule a convenient time for destaging based on the anticipated contingency removal and close of escrow dates. We will pack and remove our inventory, leaving the property clean and ready for the new owners!
